This 360 sq ft studio is fully functional, with a bathroom and kitchenette. After you return from a day on the town, lay back and enjoy some Netflix or Hulu on the 42" flatscreen TV.
The kitchen is fully stocked for cooking meals, and features a two burner stove, toaster oven, microwave, coffee maker, and Britta water filter.
In addition to the queen size bed, there is a full size air mattress perfect for a 3rd person.
This unit is a totally private, detached guest house that is behind our house and has a private outdoor seating area as well.
Close to all SoCal attractions! A great alternative to the Oakwood Apartments.
Guests have easy access to the property. Check-in instructions will be sent after your reservation is made.
Guest's privacy is always respected. We will happily provide information on the neighborhood and sightseeing, and can answer any questions you have before or during your stay. We will do everything needed to make your stay as enjoyable as possible, so please don't hesitate to ask. We can always be reached by text, phone, or by ringing the back doorbell. Due to scheduling, we may not have the chance to meet in person, but I'm always available to you 24/7, any time of the day or night!
The guesthouse sits behind the main house on a quiet street, near good coffee shops, restaurants, and there's plenty of free street parking. This is a great location for getting to Hollywood, the beaches, Malibu, downtown Los Angeles, or the studios.
Los Angeles is a huge city, so we recommend getting around by car (personal, rental, Uber, Lyft, etc).
There is plenty of free, unrestricted street parking in front of our home.
If you choose to take public transportation, we are about 2 miles from the Metro Orange Line and 10 minutes from the North Hollywood Metro Station for the Red Line. This train can take you to Hollywood and downtown Los Angeles.
We are a direct shot to the Burbank Airport, which is great for easy access to the airport, but we do have airplanes occasionally flying over the house (which you can hear) between the hours of 6am and 11pm.
House Rules…..
We take pride in our home and hope you love it here as much as we do, and ask that you respect our belongings and property with care. PLEASE…
•No shoes on the furniture
•Be courteous to the neighbors by keeping noise at a tolerable level
•Turn off outdoor lights before retiring for the night
•Do not set rolling suitcases on upholstered furniture or any surface that can rip, stain, or scratch
•Use provided coasters, placemats, etc. on all surfaces to not damage the furniture
•No smoking indoors
•If going to the beach, we can provide beach towels; please do not take the bath towels.
•Please help conserve energy and water by turning off lights in unoccupied rooms and not letting water run when it’s not being used.
•No burning of candles or open flames, to avoid risk of fire.
When leaving for the day, PLEASE: turn off all lights, heating/cooling units and ceiling fan; un-plug hair styling appliances and phone/laptop/tablet chargers after use; close and latch the driveway gate when arriving and leaving. Don’t hesitate to contact me if you have left for the day and need me to check on any of the above items!
When cooking with oils, please open windows and doors to help with ventilation. For any spills, use the provided rags (underneath the kitchen sink in the cabinet) for clean up and not dish or bath towels. Please clean off plates of leftover food and debris into the garbage can before placing in the sink to avoid food getting into the drainpipes.
If you require an earlier check-in, or later check-out, please let me know so I can make proper arrangements (*only if possible).
A maximum of 3 guests is strictly enforced. Please do not arrive with more people in your party than stated in your reservation if the number of individuals is over three. Your reservation will be canceled immediately and no refund will be given.
No parties, gatherings, or additional overnight guests (overnight guests will be charged our regular rate of $25 per person, per night). If you have visitors, please send me text to let me know of anyone outside of your party entering our property.
*BE KIND TO THE CATS! Our cats enjoy lounging in the yard and driveway. They are all friendly. Some will stay away from our guests, while others are more social. Please do not let any cats inside the guest house because we do not want any cat hair inside. They’re very sweet, please do not chase after them or scare them away.
Long term renters: We provide you with a starter set of shampoo/conditioner, body wash/lotion, paper towels/toilet paper, and dish/laundry soap. It is your responsibility to purchase your own goods after that.

FAQs:
Q: What is the total price?
A: Hosts do not know, that is between you and Airbnb after they charge you their booking fee. Hosts only know the cost of our rates and cleaning fee. Once you enter your dates on the site, Airbnb will calculate the total cost before you book. Please do not ask what the final price is and please do not ask for a discount.
Q: Is the entire guesthouse just for us?
A: Yes! The unit is a private, separate dwelling from the main house on the property that is rented out to one party at a time. The guesthouse is located behind the main house, in the rear of the backyard. There is no need to worry about sharing space with other people! You will experience the utmost privacy, but we are here if you need us!
Q: Do you provide linens?
A: Yes! All linens -- bed sheets/blankets, towels, etc., plus much, MUCH more are provided to make your stay as comfortable as being in your own home! Airbnb requires all hosts to provide linens. For more information, visit: https://www.airbnb.com/policies#host_obligations
Q: We require a very late check-in and/or a very early check-out, is this possible?
A: Yes! Since our guesthouse is a private separate home, you may check-in as late as you like, or check-out as early as you like. There is no need to worry about the time or disturbing others, and you can come and go as you please!
Q: How far is this from Los Angeles International Airport (LAX)?
A: 24 miles (38 kilometers) from LAX, but because of the often very heavy traffic on the 405 freeway, be sure to leave plenty of time for travel.

Our guest house is cozy and inviting. You will be welcomed by the uplifting aroma of essential oils, along with a room inspired by minimalism and eclectic finds like a collectible Andy Warhol Skateboard deck, photography books, and short narratives by Earnest Hemingway, including the story "a Clean Well-Lighted Place". Enjoy an ultra comfortable Tuft & Needle queen-sized mattress, Netflix on a 4k display with a discrete ceiling-integrated audio surround where you can easily connect your own device with or without a wire, as well as a clean, freshly-tiled Delta rain shower. The audio system can extend outdoors to the rock speakers with a push of button and a volume knob.
In the room, you’ll have access to a wall-mounted Murphy desk with plenty of outlets and a modern, extra large 3-blade fan with a dimmable light. Windows can be opened out toward the lush backyard with an oval table for working or dining. The kitchen is simple, equipped with a stove, refrigerator, microwave, toaster, coffeemaker, and a Vitamix. The sofa folds down to accommodate up to two other guests. For your safety, there are outdoor residential cameras on the property, however, guests have complete privacy in their area.
The room’s other amenities include the fastest available residential fiber optic internet downloads and upload speeds, eight USB high speed charging outlets, a WII U, XBox One & Xbox 360 with Kinect and (a sleeve of games), an Apple TV (watch HBO/Showtime, CNN, or any other channel with an app). Feel free to use our already-logged-in Netflix account or use yours (or ours) Apple TV account to enjoy the latest movies or shows. With Trader Joe’s and Whole Foods only four blocks away, our guests can pick up some treats, open up the new windows, make themselves a smoothie, and get work done or unwind at their own pace. If you're interested in shopping, the indoor Westfield Topanga Mall & or the luxurious outdoor mall, "The Village", is about two miles away. It features some of the most popular and innovative restaurants in Los Angeles. An Equinox gym is a little over a mile away and rooftop tennis courts are available behind the Hilton Hotel about a mile and a half away (M, W ($20 Clinic with Nick) T, TH, S - drop-in doubles, $10).
You can come and go at your leisure without ever disturbing the main house using the side entrance. There is an outdoor space reserved for our visitors, including a dining area. If you need help, send us a message and we can help you promptly.
We'd love to meet you if we see you and are ready to help or answer any questions. Otherwise, we provide our guests with privacy during their stay.
The house is located in Woodland Hills, a Los Angeles neighborhood near the Warner Center. Popular gastropubs, restaurants, and grocery stores are easily reached on foot on Ventura Boulevard.
Unlike many chain hotels in the area located in commercial sprawls, the bungalow welcomes into a neighborhood street with plenty of parking that is social and very walkable. It's not uncommon to see our neighbors walking in a store on Ventura Blvd. There are plenty of restaurants within 10 minutes of walking along Ventura Blvd. Woodland Hills Uber rides arrive quickly and usually take you to the mall for under five bucks.
Metro
Orange Line Metro - (2 miles) This dedicated busway connects to the Red Line underground metro rail in North Hollywood.
Airport
We are about 30-45 minutes away from Bob Hope (Burbank) Airport / 45-60 minutes away from LAX. It costs about $32.00 (non-surge) to take an UBER on a Saturday morning at 9 am.
We share our home and backyard with our friendly dog, Enzo (7). Enzo spends most of his time indoors, but if you're lucky you might see him roam around the backyard for a couple of minutes. He's very friendly and cute.
Guests staying for two weeks or longer will have cleaning services available.
There is plenty of street parking.
To park on the street (not adjacent ones) for more than two hours, you will need a parking permit which we provide in the bungalow.
There is a 50 dollar replacement fee if the permit is not returned to bungalow.
